Top 5 Myths of Pavers Sealing

Heather in MiraBay wanted to enhance the color and protect her lanai and patio pavers. She lives on the water and was frustrated with the amount of time she spent keeping her patio pavers clean. She understood her pavers would require some regular maintenance, but was hoping that through sealing she could more easily take care of her lanai and patio.

Myth #5: All Sealer is the same.

Choosing the right sealer is important. There are many sealers on the market.

In Florida’s moisture rich environment it is imperative that a water-based breathable sealer is used. If other sealers like oil-based or solvent-based sealer is used moisture could get trapped underneath and cause a white haze or blushing. These sealers are not breathable and trap the water, not allowing it to evaporate or escape.

Myth #4: All Paver Sand is the same.

One of Heather’s problems with keeping her patio clean was that even after cleaning she had mold and dirt that was embedded in the cracks, or joints, of her pavers. When I assessed her pavers, I addressed another myth that all paver sand used is the same. Just like sealers, there are many different types of sand that can be used to fill paver joints.

We recommend using a washed, no nutrient sand, like silica sand with a stabilizing sealer. Unfortunately Heather had polymeric sand. This sand can become as hard as concrete and gets stained and embedded with dirt, mold, and debris over time.

It is very difficult to remove and without proper training and equipment, pavers may become damaged in the process. We were able to safely remove this sand and install our preferred silica sand.

Myth #3: All Pavers are the same.

Like sand and sealer, there are many different types of pavers. We recommend doing proper research before installing pavers to find the different types and their quality. Usually the higher quality pavers absorb better allowing the sealer to cure or dry more evenly.

We also recommend not DIYing sealing your pavers. Protect your investment, and allow professionals that are trained in applying and blending sealer. Different types and even areas of pavers can have different porosity, or absorption rates.

Understanding this will help to achieve a more even look.

Myth #2: Sealing is a permanent solution.

Like most everything in and around your home, sealing requires maintenance. We educate our customers on how to maintain their sealed pavers in this crazy Florida weather.

Myth #1: Sealing prevents mold & weeds.

As much as we all would love to indefinitely rid our pavers of mold and weeds, it is impossible in our Florida environment. We pride ourselves in setting realistic expectations with our customers and explained this to Heather. However, with the correct sand, sealer and proper maintenance we can confidently say Heather’s paver frustrations have been greatly reduced.
