What is brick paver and concrete sealing and why should I do it routinely?

Sealing your pavers is like putting a fresh coat of wax on your car. And just like the wax on your car, paver sealing forms a barrier, locking out harmful moisture and UV rays. Unfortunately, just like the wax on your car – sealers will wear away. Heavy rain, sunlight and even foot or automobile traffic, will wear the sealer over time, no longer protecting your investments. The best way to protect your pavers is by routinely cleaning and resealing every 2-3 years.

What should I be sealing and how often?

Typically, anything on the outside of your home that is comprised of travertine, concrete or brick should be cleaned and sealed, natural or man-made.

We suggest resealing every 2-3 years depending on the amount of sun and rain exposure. We also suggest a cleaning every 6 months to reduce dirt and algae buildup. These can not only be unsightly but also promote wear.

What is the purpose of the sand between my pavers? What type do you suggest?

The sand between pavers plays a functional role as well as an aesthetic one. When properly sealed with a joint-stabilizing sealer, the sand keeps your pavers in place; helps mitigate weed growth and, will prevent moisture from seeping in and underneath the pavers.

We prefer to use silica-based sand due to our subtropical, moisture-rich environment.  Silica-based sand is free of nutrients, which helps to reduce organic growth.  Others may use polymeric sand because of its stabilizing capabilities, but if not properly installed in our damp environment it can leave an unpleasant haze on the pavers and not fill joints as deeply. With the proper application of Ure-Seal H2O, the sand will be “flooded” with hardening agents, thus keeping the sand and pavers in place and inhibiting weed growth.

  • Please note – the sand and sealer will inhibit weed growth but not eliminate it altogether. Unfortunately, there is no way to prevent growth completely.

Do I need to have the old sealer stripped off before resealing?

Depends on the type, quality, and condition of the current sealer. Unfortunately, if the wrong kind of sealer was used or it was improperly applied Brick Paver and Decorative Concrete Sealers can fail. This is evident by the existing sealer turning white or yellow, flaking, or peeling.

Typically, this happens because:

  • Moisture is trapped under the sealer.
  • Efflorescence (white salt deposits) was not removed prior to sealer application.
  • Sealer used was low grade.
  • A buildup of too many coats through the years or excessive over application.

How long does the whole process take and how quickly can I use my driveway or patio?

The whole process of prepping, cleaning, sanding and sealing takes on average – two days to complete. Some factors that could adjust the timing are the size of the surface(s) to be sealed, the condition of the surface(s) to be sealed and of course the weather. You can’t spray sealer in the rain.

Typically, any heavy foot traffic should be limited the first 24 to 48 hours. The sealer will need time to cure (dry). If the sealer feels tacky, it still needs drying time.
